What rooms qualify, and what do I send you?
We stage photos of empty or mostly-empty interior rooms — living rooms, bedrooms, dining rooms, home offices, anywhere a listing benefits from furnished-looking space instead of bare walls and floor.
Send the RAW file straight from your camera or an already-edited HDR blend; either works, but tell us which in your order notes so the furniture’s lighting and shadows match the base image correctly. If you want a specific style — modern, traditional, coastal — note it in your order.
How much does it cost, and how fast does it come back?
Virtual staging starts at $20/image, with 24-hour turnaround from your last file upload for standard orders. There’s no minimum order, so a single room or a full listing set both work the same way.

Do I need to disclose virtual staging on the listing?
Check your state law and your MLS’s specific rules before publishing staged photos — disclosure requirements vary, and meeting them is the photographer’s or agent’s responsibility, not ours.
California is the sharpest example right now: AB 723, in effect since January 2026, makes it a misdemeanor to publish a virtual staging photo on a listing without disclosing it, with fines running $500 to $5,000. Other states and individual MLS boards have their own rules, some stricter than others, so this isn’t something to assume is covered just because it’s handled correctly in one market.
What we control on our end is keeping the edit itself honest: we only add furniture to rooms that were already empty when photographed, so what changed in the image is exactly what disclosure needs to cover — nothing structural is hidden inside the staging.
What won’t you change in the photo?
We add furniture and decor — that’s the entire scope of the edit. Walls, floors, ceilings, windows, cabinetry, lighting fixtures, and plumbing stay exactly as photographed. We don’t repaint, don’t resurface, and don’t move anything that’s actually built into the room.
We also don’t use staging to cover up damage. Whatever condition the room is actually in — a stain, a crack, worn flooring — stays visible under the added furniture rather than getting hidden behind a strategically placed rug or sofa.
What if the furniture style comes back wrong?
Revisions are unlimited and free until you’re happy — no cap on rounds, no re-edit fee. Send the file back with notes on what to change (style, placement, color) and it goes through the same turnaround as the original order.
Delivered files stay on file for 30 days, giving you a window to compare the staged version against the rest of the shoot before the files age out.

Need the base photo edited before staging goes on?
Staging adds furniture to an already-clean image — the exposure blend or single-frame fix happens first. Sending a full bracket? That’s HDR photo editing.
